Should we call someone to repair the apparent failed section or should we find someone to properly investigate the leak? Who should I call to fix the leak? What type of service do I need? We’re going to answer all these questions and any others you might have! Let’s get started with how you can stop worrying about leaks today.

The importance of having a highly maintained Building Envelope

The envelope of a building is one of the most important parts of any high-rise building. Not only does it protect the interior and its occupants from the elements, but it also provides an aesthetic appearance.

A leaky façade or roof can cause all sorts of problems, from water damage to mold and mildew. It is the last thing you want in your high-rise building in Vancouver, BC– not only is it unsightly, but it can also lead to serious damage if left unrepaired. What makes this worse, is that repairs frequently cannot be done until the spring or summer when the weather allows for the use of specific materials and when the installation labourers have better conditions for a proper job.

That’s why it’s so important to do preventive inspections and repairs, and to have a team of experts on hand to carry out leak repairs when you need them. This is not an easy task in Vancouver where very few companies have the expertise to deal with leaks in high rise buildings. That’s where a reputable company like Sky-Side can be on hand to quickly and efficiently investigate and repair any leaks. We’ve been in business for over 18 years and have repaired countless leaks in high-rise buildings from the lower mainland of Vancouver, BC to Seattle in Washington. So, if you suspect there’s a problem with your building envelope, don’t hesitate to give us a call. We’ll be happy to come out and take a look.

Ways to prevent leaks from happening in the first place

There are a few things you can do to help prevent leaks from happening in the first place.

First, make sure your building has regular inspections and repairs any areas of early failure. Especially focus on areas that show more wear and tear from the elements. If your building has any waterproofing membranes on balconies, eyebrows, and decks, carefully check these areas regularly, and more frequently if you have wood structures. If there is damage or existing leaks, get them repaired as soon as possible. As with any serious construction work, always hire experienced professionals for leak repair. In some instances, you may even need structural repairs to fix underlying damage like compromised structural members or leaking pipes in ceilings.

Second, pay attention to the life expectancy of each material used in the facades and roof. For example sealants (depending on the quality) can last between 5 to 15 years; paints need a renewal every five years; traffic coatings may last 5 to 10 years (depending on traffic), usually the top coat wears down and only needs the application of a top coat. If the top coat and the base coat are worn down, then the price for renewal is much higher. Since all the failing base coat needs to be removed, and that requires special tools, it is very labor intensive.

Third, if you do have a leak, be sure to act quickly and get it repaired by a professional. Don’t let a leak ruin your high rise building, especially in the Vancouver or Seattle area were the rain can cause an accelerated rate of damage.

What do you do if there’s already damage?

If you already have damage from a leak, the first thing you need to do is call in an expert to inspect the scope of the damage and suggest the proper system for the repairs. Look for someone who specializes in high-rise leak repairs in BC. They will have experience and be able to quickly assess the damage and start working on repairs.

You have two options here:

  1. If you can figure it out where the leaking source is yourself, then you may want to call a contractor to do the repair. Nevertheless, you will have to take the risk if the leak remains active or the material used is not appropriate For example, sealants or caulking are different for each type of application and substrate. Make sure your contractor is educated in these issues and has the experience to guide you with your issue.

  2. Ask an Engineering or building envelope specialist to run an investigation and assessment of the issue. They will provide you a report with the findings and hopefully with recommendations and specifications for the repair.

  3. The other option is to hire an Engineering/Restoration company (like www.sky-side.com) that can do the investigation and repair and provide a full warranty for the whole work. They usually give you a very good deal in the investigation if the repair job is done. This is in many cases the recommended options, since you deal with one fully responsible entity instead of two companies that can blame each other for any failure while you are in the middle of them suffering the consequences and paying for it.

It can be tempting to try and fix leaks yourself, but they’re tricky to repair. If you do not have experience with building envelope systems and compatibility of materials, consider getting in touch with your building management first. They may know where to find help for their high-rise leak repairs in BC.

Don’t wait to get repairs done. It’s easy for leaks to get worse if you don’t address them quickly. If you have an issue, now is a good time to call in experts for help with high-rise leak repairs in BC. If a permanent solution cannot be done, at least a temporary repair or protection can be provided to avoid further damage. The sooner you act, the more likely it is that they can make all the necessary repairs before more serious damage happens. Make sure to consult local specialists who can help minimize water damage and other issues by working effectively and efficiently.

How much does it cost to have leak repairs completed?

It can cost anywhere from a few hundred to several thousand dollars to have leak repairs completed, depending on the size and severity of the leak. While it may be tempting to try and fix the problem yourself, it’s best to leave it to the professionals. Not only do they have the experience and expertise to get the job done right, but they also have the necessary tools, knowledge and equipment. Plus, they can usually get the job done in a fraction of the time it would take you. With leak inspection/investigation and repairs, DO NOT DELAY, especially in BC or Washington. The sooner you call for help, the less likely it is that there will be more severe damage done to your property. If you need expert leak repair assistance, contact one of our specialists today!

What happens if you ignore it?

If you ignore a leak in your high-rise building, it could result in significant damage to the building’s structure. The leak can rust the rebar inside concrete slabs with serious structural damage or may cause the formation of mold, which can lead to health problems for occupants. In addition, the leak can cause water damage to floors and walls, resulting in repairs that are costly and time-consuming. If you suspect a leak, it’s important to call a professional for a leak investigation and assessment BC. A qualified technician will be able to determine the source of the leak and make recommendations for repairs. Don’t wait until it’s too late – get your high-rise building leaks repaired BC today!
